First-Time Buyers
A plain-language walkthrough of the entire process, built for Lubbock — including local down payment assistance programs and what to actually expect at closing.
Get pre-approved — a lender confirms what you can actually borrow before you start touring homes. Define your must-haves — budget, neighborhood, school district, bedrooms — narrows the search fast. Tour homes — Noah lines up showings around your schedule, not the other way around. Make an offer — Noah handles price, contingencies, and timeline so you're not guessing. Inspection & appraisal — confirms the home's condition and that it appraises at the agreed price. Closing — sign the paperwork and get your keys, typically 30–45 days after your offer is accepted.
TSAHC – Homes for Texas Heroes / Home Sweet Texas: 3–5% down payment assistance as a grant or forgivable loan. Home Sweet Texas is open to any qualifying buyer; Homes for Texas Heroes is for teachers, firefighters, police, corrections officers, and veterans. TSAHC runs a program specifically for the Lubbock/Amarillo region. TDHCA – My First Texas Home / My Choice Texas Home: down payment assistance paired with a low-interest 30-year mortgage. My First Texas Home is for first-time buyers; My Choice Texas Home is open to repeat buyers too. Lubbock Housing Finance Corporation – HAT Grant: local assistance up to 5% of the loan amount for qualifying Lubbock buyers. "First-time buyer" usually just means you haven't owned a home in the past 3 years. Most programs want a 620–640+ credit score. Terms and amounts change often — always confirm current details with a lender.
